Very few brokers have the depth of knowledge, relationship with extremely qualified Experts needed for feasibility studies and the integrity to always put my clients needs as the highest priority. For farms and large acreages with homes, I can also provide a layer of knowledge not typically understood. Tax classifications, zoning, underlying title issues, should always be investigated thoroughly before selling or buying. Financing for land is another area where standard lending is not typical for land. Understanding who will and how creative can you get, can make or break a transaction. Feasibility studies must be understood completely to prioritize the issues that are critical to address.
